The residential market is looking up in Massachusetts. According to recent reports by the Massachusetts Association of Realtors (MAR) and The Warren Group, a

provider of real estate data in New England, The Bay State saw an increase in prices and sales for both single-family homes and condos in February compared to the same month last year.
MAR said the median price of single-family homes in Massachusetts was up 7.7 percent compared to February 2009, and The Warren Group reported an 8.4 percent jump in prices. This marked the third consecutive month of year-over-year price increases.
The uptick in prices was accompanied by a surge in year-over-year single-family home sales, which have now increased for eight straight months. According to MAR,
sales jumped 14.3 percent from last February, and The Warren Group said sales escalated 13.5 percent.
“The local housing market has definitely gained momentum in the last few months as single-family home sales have risen year-over-year for eight months in a row,” said Timothy M. Warren Jr., CEO of The Warren Group. “The increase in sales volume has helped fuel pretty significant gains in median prices over the last three months.”
Condos in The Bay State also saw year-over-year increases in both prices and sales in February.
MAR said condo prices soared 12.8 percent from February of last year, and The Warren Group said prices shot up 6.8 percent. This was the fourth straight month that median prices have risen when compared to a year earlier.
February condo sales posted the sixth consecutive month of year-over-year gains. MAR reported a 14.8 percent spike in sales, and The Warren Group said condo sales jumped 8.9 percent from a year earlier.
The month-to-month data wasn’t as positive, though.
According to MAR, the median price for single-family homes in February was down 9.4 percent from January, and home sales were down less than 1 percent.
The same was true for condos. MAR reported a 6.8 decline in condo prices from January to February and said condo sales were down 6.6 percent on a month-to-month basis.
