Pro Teck Ranks 10 Best Performing Metros

Pro Teck's ranking measures inventory, days on market, sales and listing activity, the ratio of sales price to list price, and foreclosures and REOs to determine the best- and worst-performing markets in the nation. January's top 10 list includes a mix of markets from all regions across the country, and ""even those in the Bottom 10 list are showing a fair percentage of positive trends,"" said Michael Sklarz, principal of collateral analytics at Pro Teck. Austin-Round Rock-San Marcos, Texas ranked as the No. 1 market in the country and was one of two Texas markets to make the top 10 list this month.

HUD Provides Details for Next Distressed Asset Sale

HUD's next sale as part of the Distressed Asset Stabilization Program (DASP) will include even more loans. The agency announced it will put out about 10,000-15,000 loans in its next sale, which will take place in the first quarter of 2013. The most recent sale in September included about 9,000 loans.

Report: Sacramento Showing Signs of Market Rebound

A new report suggests that Sacramento, California may follow Phoenix as the next hard-hit metro to rise out of the ashes. Pro Teck Valuation Services released its August Home Value Forecast Update, putting a focus on which of the hardest hit metros might bounce back and become investment or home purchasing opportunities. According to the report, market-based indicators suggest that Sacramento might be ""the next Phoenix,"" referring to the hard-hit Arizona metro that has seen dramatic improvement this year.

Forecasting Home Price Recovery: Turnover Rate as a Powerful Indicator

Home prices in many areas are already rebounding from the bottom of the market, according to the March HomeValueForecast.com update from Pro Teck Valuation Services. This month, the company explores the turnover rate, which is the number of non-distressed sales divided by the total housing stock in a particular market. Pro Teck says this calculation is one of the most powerful and, yet, simplest leading indicators of the future direction of home prices, with the turnover rate hitting bottom six to 18 months before the bottom in home prices.

Pro Teck Valuation Services and Collateral Analytics have teamed up to launch Home Value Forecast (HVF). The inaugural edition of the monthly HVF was released Monday. The two partnering companies describe it as bringing ""a unique perspective on the U.S. housing market."" The goal of the new forecasting solution is to highlight the fact that all real estate is local. HVF employs a unique ranking system for the largest metros to highlight the best and worst markets with regard to a number of real estate indicators.

Pro Teck Valuation Services Names New Sales Vice President

Pro Teck Valuation Services recently announced that Sarah Baldo has been promoted to sales VP, reporting to Ed Hunter, executive director. Baldo joined Pro Teck in 2009 as a senior account manager. The company says her success has led to an expanded role in sales. Prior to Pro Teck, Baldo had been at UBS Investment Bank and Clayton Holdings.
